  • The first place most people will see your house will be the internet. So its crucial your photos look INCREDIBLE. Staging is a great tool if the home will be vacant, otherwise, I suggest a giant declutter to make the home feel larger and cleaner. We can dial this step as far up or down as we need to go, including custom videos and drone photography.

    The true goal here is to get people interested and to book showings.

  • If the home is vacant, this is quite easy. If you’re still living there — I understand it’s not easy having strangers tromp through your home for days on end. I establish clear boundaries with buyers’ agents and you are fully in control of showings if you desire. This process can be flexible with the goal being increased visibility, maximized showings, and QUALITY offers. Yes we want multiples, but we want them to be strong. Any old offer won’t do.

  • I track every offer that comes in with a spreadsheet to make it easy to compare strengths and weaknesses. Once we choose one or two of the strongest, I’ll communicate with the buyers and start negotiations toward acceptance. I am very straightforward which works to our benefit. If it comes down to it, I’m not afraid to tell an agent exactly what it’ll take for their team to win. I can’t tell you home many times I encounter agents not willing to have awkward conversations to benefit their clients!

  • This step is the easiest for you! Depending on contingencies, I may need to negotiate with inspection and appraisal reports. A key aspect of this is making sure buyers have the right expectations before the inspection, as well as meeting appraisers with the correct information (I’ve gathered) to ensure our appraisal goes smoothly and matches the purchase price. Then, we close! I deliver a nice large check to you and we ride off into the sunset together. Metaphorically.
